Capstone Construction was founded by commercial contractors who had spent careers running multifamily, industrial, retail, and institutional projects across the country. We came together with a single purpose: to serve commercial property owners with the same care, discipline, and accountability we would want for our own buildings — because some of them are.
We operate as a full-stack commercial general contractor. Permitting, engineering, plans, city coordination, scheduling, manufacturer relationships, sub coordination, commissioning, and warranty registration — all run by our own team, under one contract. Our clients do not manage three vendors and three timelines. They manage one relationship.
Our work spans 14 states, with our home base in California. We hold active relationships with the leading property management firms, developers, and REITs across the western United States, and our portfolio includes single-building owner-operators alongside enterprise property organizations with portfolios in the nine figures. The largest property managers in the region call us when the project has to be right. The owner-operator with one strip-mall roof gets the same firm, the same crew, and the same standard.
We treat the property and the budget as if they were our own. Our delivery posture extends well beyond construction: when our clients’ projects need it, we coordinate with their lenders, support their PM teams, draft tenant communications, advise on construction-management decisions, and contribute to the financial planning that surrounds the build. When we engage a portfolio client, we frequently end up handling their entire portfolio — because the work, when done right, becomes the proof.
“From a single roof to an enterprise portfolio. Same firm. Same standard”.
Active relationships with leading regional and national property managers.
Multi-property developers and ground-up commercial builders across the western U.S.
Institutional asset owners, including portfolios in the nine figures.
Single-building owners and small-portfolio operators — the foundation of the firm.
We do the work the building actually needs. Standalone scopes. Coordinated bundles. Most of our larger projects start with one trade and expand.
Replacement, restoration, or recover — whichever is right for the asset.
TPO, EPDM, modified bitumen, BUR, metal, and silicone restoration coatings. Manufacturer-backed warranties up to 50 years. Certified with GAF, Carlisle, Mule-Hide, and the major commercial roofing system manufacturers. We will tell you when you do not need a new roof.
Tier 1 components. Bank-grade modeling. Scale from 60 kW to 1.6 MW.
Rooftop, ground-mount, and battery storage. Modeled in Energy Toolbase, the platform commercial lenders use for underwriting. Pre-approved with the leading commercial solar lenders in the U.S. New systems and inspection / repower of aging arrays.
HVAC installed by the firm that installs your roof.
RTU, VRF, and full-system retrofits with documented A2L refrigerant compliance and Title 24 acceptance test certifications on staff. When we cut your roof to set a unit, the curb and the flashing are detailed by the same team that warranties the membrane.
“If it is commercial and the building needs it, we likely run it. Most of our larger projects start with one trade and expand to the full scope”.
Most commercial construction does not get done well. Schedules slip. Budgets slip more. Specifications get value-engineered into something other than what the client paid for. Punch lists drag for months. The roof leaks two years in and nobody can find the original installer.
We built this firm to do commercial differently. Our principals are on jobsites, not on slides. Manufacturer reps witness our commissioning. Warranties are registered before final invoice. We document the work as if every property we touch is one we ourselves own — because some of them are.
Our fiduciary instinct shows up in how we specify. We routinely propose a properly engineered silicone restoration at roughly half the installed cost of a tear-off — or a targeted scope where a competitor would push the larger sale. Quality is non-negotiable; cost is engineered. The proposal price is the contract price.
What is different about Capstone is operational discipline applied to commercial work — best-in-industry manufacturer relationships, Tier 1 solar components, Energy Toolbase modeling on every commercial solar proposal, pre-approved underwriting with the major commercial solar lenders, factory-certified A2L refrigerant teams, and deep utility expertise across PG&E, SCE, SMUD, NV Energy, APS, SRP, Oncor, and CenterPoint.
BloombergNEF Tier 1 modules. Manufacturer-backed components from the names commercial lenders pre-approve.
Every commercial solar proposal modeled in the platform commercial lenders use for underwriting.
Deep working knowledge of PG&E, SCE, SDG&E, SMUD, NV Energy, APS, SRP, Oncor, and CenterPoint.
Pre-underwritten with the leading commercial solar lenders in the United States.
“Or bring us your competitor’s commercial solar bid — we run it through Energy Toolbase at no cost”.
The trades have an industry-wide credibility deficit on schedule and budget. We turn that into a brand promise and document it.

For a select number of our clients each year — REITs, multi-property operators, family offices, and the commercial CPAs structuring on their behalf — we structure these projects as more than construction. Bundled into a single equipment-financed capital stack, modeled against current depreciation regimes, and documented to lender-grade underwriting standards.
Our clients in the framework include some of the largest property organizations in our markets. The capacity for these engagements is genuinely limited.

“If the framework is not the right fit for the project, we will tell you. The vast majority of our work is straightforward commercial construction, and that is by design.”
Most commercial roof estimates omit the three numbers that matter: lifecycle cost, asset preservation value, and the differential between replacement and a properly engineered restoration. This calculator returns all three.
Enter building footprint, current roof type, and approximate age. The calculator returns an estimated replacement range, an estimated coating-system range where applicable, and a 25-year lifecycle differential.
Replacement range
$427,500 – $607,500
Coating system range
$189,000 – $292,500
25-yr lifecycle differential
$276,750
Five values. Each named with the behavior that proves it.
We tell clients when they don't need a new roof.
Our proposal price is our contract price. Period.
Specification install. Manufacturer-witnessed commissioning.
We optimize for the asset's 30-year life, not the next quarter.
A construction schedule is financial document. We staff for it.
The distinction matters because commercial and residential work are not the same discipline.
When a coating beats a tear-off: the math Three lifecycle scenarios of asset preservation.
Silicone restoration versus full replacement when each one is the right answer and what the 25-year lifecycle math actually shows.
Is your commercial solar system silently underperforming?
The age curve no one shows you, and the inspection protocol that catches degradation before it costs you a year of production.
Section 179, Title 24, and Class A.
The structural advantages of a properly engineered cool roof — and the policy framework that makes them refundable.
Fifteen minutes of intake gives us enough to decide whether the project is a fit. We come back with a clear answer either way.
